Much of Boulder, Colorado is very walkable, thanks to the plentiful paths, strong support of small businesses, and laws that make the area pedestrian-friendly. From work to happy hour, Boulder residents like to be on their feet (or bikes) and so it is important to live somewhere where a car is not a necessity. As a whole, Boulder has an average walk score of 73 out of 100—not too shabby!
If you’re unfamiliar with “walk scores” there is a website, WalkScore.com, which rates any address you type in for its walkability. According to the site, the average resident of a walkable neighborhood weighs seven pounds less than someone who lives in a sprawling neighborhood. And according to their research, one point of Walk Score is worth up to $3,000 of value for your property!
I recently listed a beautiful end-unit townhome at 3077 29th Street in Boulder that has a walk score of 77! A score this high means that it is very walkable and most errands can be accomplished on foot. What I love about this townhome besides its location is that it really is move-in ready…nice open kitchen with modern appliances, separate dining room, washer/dryer in-unit, and the privacy offered by both front and rear fenced patios. There is also underground parking, a sand volley ball court, and swimming pool. Check it out!

CB’s Latest "Rising Star"
Last weekend I had the pleasure of attending Coldwell Banker Residential Brokerage’s annual awards banquet in Colorado Springs. (If you haven’t made it to The Broadmoor yet, I highly recommend it.) While there I had the pleasant surprise of being named “Rising Star of the Year” – quite an honor! Out of the 14 Coldwell Banker offices in metro Denver, it was definitely an accomplishment to receive this recognition. Though I am now in my third year in the business, the award recognized exceptional sales production in 2010, my first full year as a broker with Coldwell Banker. I really do love selling real estate in the Boulder, CO area, and I'm glad it shows.
Colleagues often ask me what I’ve done to be successful so quickly, hoping I’ll reveal some top secret shortcuts to success, but it really is my hard work and dedication to customer service that has gotten me where I am. Boulder’s Northfield Commons Offers Trails, Views, Community Garden
If you haven’t taken a drive yet through northeast Boulder’s Northfield Commons neighborhood yet, I think you’ll be impressed. There is a great selection of homes—single family houses, duplexes, row houses, townhomes, and condos—something for everyone. The variety of architecture also adds to the visual appeal of the neighborhood. What makes this a great place to live is the easy access to trails, Flatiron views, a nice size park, good schools, and community garden.
Northfield Commons is located between Kalmia Ave. and Palo Parkway, east of 28th St. I listed 3135 Ouray Street for sale there and it is a stunning, well-built home that happens to be the only one of this floor plan available! Lots of high-end finishes in this 4,200 sq. ft. home…slab granite countertops, stainless steel appliances, upgraded cabinetry, custom cherry built-ins, sitting room off master bedroom with fireplace, and 5-piece master bath with in-floor heat. Superior Is Not What—or Where—You Think
I’ve experienced several instances now where I’m helping a client find their next home, they tell me their exact criteria, and when I suggest we look at a few homes in Superior because they just described to me exactly that (without actually using the town’s name), they shy away from the idea.
Usually I hear the same reasons why people want to live in Superior: newer homes, more bang for your buck, great schools, easy access to Boulder and Denver, plentiful trails and open space, nice community, kid-friendly. Then I hear the reasons why people do not want to live in Superior: too suburban, tract homes, too “out there”, not near trails, not in Boulder County…what!? This is where I politely correct my client and let them know that Superior is indeed in Boulder County (many people assume it’s in Broomfield County) and has 27 miles of trails and 594 acres of parks and open space. The schools are Boulder County schools, and the Coalton trailhead is being completed now which connects to other Boulder County regional trails and makes a 15 mile loop.
And as far as being too suburban…yes, it is a suburb, but one where many residents can walk to Safeway, Walgreens, Baskin Robbins, and other shops. There is public transportation, several annual community events, and a nice family atmosphere. There’s a reason Superior ranked #13 on CNNMoney.com’s best places to live 2009 list!
